Where are the house rules, by-laws and party room rules found?

The house rules, by-laws and party room rules are all found under the About tab, under Resident Documents.

Can I rent my unit?

You are able to rent your unit. You must refer to the House Rules and By-Laws for details on how you go about it. Any prospective renter must be interviewed by the board; much the same as all of us were when we purchased our unit(s). Rental of a unit cannot be for a short term, such as a VRBO or AirBnB. No overnight rentals are permitted.

Who do I call if I have an emergency?

If it’s a true emergency call 911. If you have a water leak during business hours please call Harry McMurray at 412.651.3133. If it occurs after 4;00 PM weekdays and on weekends please call the Emergency Number at 412.550.0003.

What do I do if I have a delivery?

Please coordinate all deliveries with Harry McMurray. His contact information is under the Contact tab. You should provide at least 24 hours notice, preferably 48 hours, ALL deliveries to the West building should come through the service entrance at the REAR of the West building.

What are the guidelines for a Contractor?

If you are having work done by a contractor (construction, electrical, plumbing, etc.) you should contact Harry McMurray to schedule and arrange for the Contractor. All contractors working in the West building should enter and exit through the service entrance in the rear of the West building. Contractors working in the East building will enter and exit through the Main entrance in the East building. In all cases the owner of the unit is responsible for the Contractor and any damage they cause to Linden Place. Scheduling with Harry should be done at least 48 hours before the Contractor is scheduled. Finally the Contractor must only use the Padded Elevator.

How do I reserve the Party Room?

Please call Harry McMurray at 412.651.3133 to reserve the party room. You must be 21 and you will need a $100 deposit to hold the date. The party room rules are published on this site under Resident Documents; and you must have a board member inspect the room both prior to and after use. If the room is left in good order the deposit will be returned. The party room cannot be used to conduct or transact business.

What happens if I’m on the elevator and the power goes out?

If the power goes out the elevator is programmed to slowly go to the lobby and the doors will open.
